Lease, lien & the rules.
No fine-print games. Here’s the month-to-month lease, how the storage lien works in Colorado, why insurance is required, what you can’t store, and when the gate is open — in plain English.
Pricing & fees
Prices shown are illustrative web move-in rates for this template and vary by location, unit, availability, and promotions. The rate you reserve online is the rate you move in at; standard rates may apply after any promotional period. Taxes, an optional protection plan, and a one-time admin fee (waivable) may apply. Rates are subject to change for new reservations.
Unit sizes are approximate
Storage unit sizes and dimensions are approximate and are provided to help you choose. Actual usable space varies by unit, door size, and ceiling height. You are welcome to inspect a unit before renting. The Find Your Size tool gives an illustrative recommendation, not a guarantee of fit.
Month-to-month lease
All units rent on a month-to-month basis under a written rental agreement; there is no long-term lease and no deposit. Either party may terminate as described in the agreement. This template’s lease summary is illustrative and not the actual contract.
Storage lien law
Self-service storage in Colorado is governed by the Colorado Self-Service Storage Facilities Act (C.R.S. § 38-21.5). The rental agreement grants the facility a lien on property stored in the unit for unpaid rent and charges. If an account becomes delinquent, access may be denied and, after the statutory notice and waiting period, the contents may be advertised and sold at a lien sale to satisfy the debt. Lien procedures and timelines vary by state; this summary is illustrative.
Insurance & your property
A self-storage facility is not a bailee or warehouse and does not take custody of, or insure, the property you store — you store entirely at your own risk. Insurance or a protection plan covering the full value of your goods is required. Coverage may be available through your homeowner’s or renter’s policy; if not, an optional Tenant Protection Plan is offered at move-in. The facility’s liability is limited as stated in the rental agreement.
Access hours
Standard gate access hours are posted at the facility (6 AM–10 PM in this template); extended and 24-hour access may be available on request. Access may be restricted on delinquent accounts as permitted by the rental agreement and applicable law. Hours are illustrative and subject to change.
Prohibited items
You may not store hazardous, flammable, toxic, or explosive materials; perishable goods; living things; illegal or stolen property; firearms, ammunition, or fireworks; or anything emitting odor, fumes, or moisture. Violation is grounds for termination. The complete list appears in your rental agreement.
This page is an illustrative summary for a template and is not a contract or legal advice. The actual rental agreement governs your tenancy, and the full prohibited-items list and lien procedures appear there. Operated under the Colorado Self-Service Storage Facilities Act (C.R.S. § 38-21.5).
